| Summary: | Housing demand is often one of the major issues in Malaysia. The total number of population increased significantly from 13.7 million in 1980 to 28.3 million in 2010. However the house prices have also increased massively from 10 to 20 percent over the last 5 years, which consequently restrict some of the Malaysian to even own a house. The key aim of this study is to identify the parameters for medium-cost housing demand in Malaysia. The parameters identified from literature review have been used as the baseline to develop a questionnaire for this study to demonstrate the perspective of several key players in the construction industry practice in Malaysia. Data from the questionnaire are then analyzed through the Mean Rank method adopted from the Statistically Package for Social Science (SPSS). There are nine key parameters for medium cost housing identified from the literature review and these include; the ability of buyer, house prices, household income, quality of construction, construction cost, location, social, urbanization and population. The result from the SPSS analysis on the overall ranking of each parameter for the medium cost housing demand in Malaysia shows the ability of buyer as the highest ranked parameter while the lowest is the quality of construction. This comparison shows that the ranking parameters of the medium-cost housing demand in Malaysia has changed, however the experts agreed that the parameters can be used as the medium-cost housing demand parameters in Malaysia |
